We prepared this property for sale by having the property painted inside and out, new sod and sprinklers, touch up staining on the floors and cabinets and full staging.  A Realtor neighbor told us that she thought our asking price of $1,599,000 was too high, but we were able to drive up the price an additional $111,000 and achieve our client’s goal of purchasing a replacement property and making only one move directly to their new home.

5th Street

The Cilic Group sold 846 5th Street #106 for a record breaking price. The Seller's goal was to maximize the sales price of the property and to do so quickly. They found a property they wanted to buy and that sale was contingent upon the sale of this 5th Street property. They had previously listed the property with another agent without getting the desired result, so they were determined this time around. The Sellers were willing to do whatever it took and followed our advice to a T. Actually, the property did not require much, but the small changes added up to get big results. We recommended a fresh coat of paint both in the unit and in the common area hallway; de-cluttering was a big improvement - it was addition by subtraction. 

We encouraged a styling rather than a staging, primarily using existing furniture, with the help of our recommended designer, items were repositioned to give it a fresh look. The Sellers did not rent any furniture, rather, they purchased some inexpensive items to mix with their existing pieces. Our professional photography helped showcase the changes. The outcome of this case study was staggering.

We were hired by the Seller to help guide them through the preparation and sale of their home.  This home was originally thought of by the Sellers as being a "tear-down," however, after consulting with us about the best strategy to sell their home, the owners followed our guidance and hired a estate sale company to help sell furniture, a stager to fill the home with light and bright pieces, a painter and a landscaper to re-face the front of the home. Once we put the property on the market, it was received very well and we received over 15 offers and the home sold for $600k over our asking price.
